What is published
The site is a research library of historical property transactions. Each result is a past recorded sale: property type, location, date, tenure, areas, and price. It is not a listing of properties for sale, and it does not estimate what a property should sell for today.
The library contains the records that have been loaded. It is not a complete register of every sale in Malaysia. Counts, search results, and area summaries describe this published set only. A row that matches a record already in the library is not shown a second time.
A recorded price is not a valuation
The price on a transaction is the price recorded for that sale. It is not a formal valuation, not an opinion of a registered valuer, appraiser, or estate agent, and not financial, legal, or lending advice. It is not a promise of the price a property would achieve now or in the future.
Area medians are shown only when that group has enough recorded transactions. A median describes those records. It is not the market price of an individual property, and a small group is labelled without a median.
Figures calculated by this site
Ringgit per square metre is calculated here from the recorded price and the recorded area. Land area and built-up area are calculated separately. If the source left an area blank, or marked it as unavailable, no rate is shown for that area. These rates are not an official valuation.
Prices are shown in Malaysian ringgit. Where a source amount includes sen, it is stored as the nearest ringgit.
Missing and inferred fields
A source row may omit the road, tenure, land area, built-up area, or unit level. A blank field means that value was not in the source. Names, scheme titles, and road names are shown as supplied, including the spelling and abbreviations in the source.
Where the source row has no state, the state may be inferred from the district. That inference is labelled on the transaction. It was not printed on the source row.
Maps
A map marker is a precise or street-level point only when the source record includes coordinates. Otherwise the map may place the record near the district centre and label it as an approximate district location, not the property. Those points are not residential coordinates created for the address. Some plans withhold the more precise location.

That includes a decision to buy, sell, rent, negotiate, lend, borrow, or value a property because of a price, a ringgit-per-square-metre figure, a median, a count, a map pin, or any other information shown here.
The records can be incomplete, wrong, duplicated, rounded, or out of date. You use them at your own risk and should check them against the original documents before you act. This notice does not exclude liability that Malaysian law does not allow to be excluded.
Source and corrections
The source named on a transaction is the source of that published record. Publication here does not mean a land office, government department, or professional body has checked or endorsed the record or this site.
